10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />Nine Dollars ($2,889.00) per acre for sewer and Six Thousand Four Hundred and Th/try <br />Five Dollars ($6,435.00) per acre for water. The total acreage of the land for which the <br />trunk charges are to be collected is 2.7 acres, resulting in a total payment of Twenty Five <br />Thousand, One Hundred and Seventy Five Dollars and no cents ($25,175.00) to satisfy <br />these trunk charges. <br /> <br />STORa¥IWATER NL~NAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars <br />($3,658.00) per commercial acre. The Site size for stormwater management calculation <br />purposes will not include the area occupied by the stormwater detention pond. The <br />amount of Stormwater Management Fee due on the Site is Seven Thousand Nine <br />Hundred Seventy Four Dollars and no cents ($7,974.00) (2.18 acres x $3,658/acre). A <br />cash payment will be required pr/or to the CITY releasing the Building Permit. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />T.H. #47 and the service road. Bulbs emitting in excess of 3,000 [mens (150 watts) <br />shall be so directed that the bulb is not visible from off of the property where such light <br />source is located <br /> <br />BUILDING FACADE. The Permit-tee agrees to face the Stru~:ture with a combination of <br />rock face block, face brick, stucco, and pre-cast concrete stone ledges in accordance with <br />the Exterior Elevations prepared by Lampert Architects, dated April 13, 2000, revision <br />date May 2, 2000. <br /> <br />REQUIREMENTS FOR BUILDING PERaMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />trunk sewer and water services in accordance with Item #6 of this Permit; c) provided the <br />required cash payment for stormwater management in accordance with Item #7 of this <br />Permit; and d) provided the required financial guarantee in accordance with Item 14 of <br />this Permit. No Certificate of Occupancy for the structure will be issued until the <br />Required Improvements are accepted by the City and the landscaping maintenance <br />guarantee has been provided in accordance ,Mth Item #15 of this Development Permit. <br /> <br />IaMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before December 3 I, 2000. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. <br /> <br />In order to insure the installation of the Required Improvements in accordance <br />with City specifications and in a timely manner, the Permittee shall be required to <br />deposit with the City a cash escrow or letter of credit, approved as to form by the <br />City, in the amount of Eighty Seven Thousand Dollars and no cents ($87,000.00), <br />which is 150% of the City's estimated cost of the Improvements.
