CITY OF RAx¥ISEY <br /> DEVELOPMENT PERMIT <br />NORTH LAKE PROPERTIES, INC. <br /> <br />On May 23, 2000, Site Plan approval was granted by the City of Rarnsey ("City") to North Lake <br />Properties, Inc., a Minnesota corporation, ("Permittee") to construct a 17,815 square foot multi- <br />tenant retail facility (" Structure") on the property which is legally described as follows: <br /> <br />I <br />I <br />I <br /> <br />Lot 2, Block 1, River/47 Plaza, Anoka County, Minnesota <br /> <br /> the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. <br />are as follows: <br /> <br />1. <br /> <br />The conditions of this approval <br /> <br />STRUCTURE. Ail building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Lampert Architects, dated April 13, 2000, revision <br />date May 2, 2000. <br /> <br />I <br />I <br />I <br /> <br />I <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Site grading in accordance with the approved Grading Plan prepared by Hakanson <br />Anderson Associates Inc., dated April 13, 2000, revision date May 2, 2000. <br />Installation of bituminous driveways, parking lots and maneuvering areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the Landscape Plan prepared by Lampert <br />Architects, dated April 13, 2000, revision date May 2, 2000. <br />Fire lanes <br /> <br />("Required Improvements) <br /> <br />! <br />! <br /> <br />SATISFACTION OF SEWER AND WATER TRUNK CHA~GES. The Permittee <br />agrees to pay the standard per acre sanitary sewer and water trunk charges on the entire <br />area of the Site.
