That the Applicant is proposing to erect a sign for the proposed Ramsey Towne Square <br />Commercial Center on the Subject Property that will exceed the size restrictions by 150 <br />square feet to provide adequate advertising space for all tenants in the proposed multi-tenant <br />building. <br /> <br />o <br /> <br />That a conditional use permit to exceed sign size restrictions by 150 feet will not grant the <br />Applicant special privileges that are denied by the City Code to other properties in the <br />commercial area. <br /> <br />10. That the a conditional use permit to exceed the sign height restrictions will not grant the <br /> Applicant any privileges that are denied by the City Code to other properties in the <br /> commercial area. <br /> <br />1I. That the proposed increase in sign surface and exceeding the height restriction will be <br /> designed so as to be harmonious and appropriate in appearance with the existing or intended <br /> character of the vicinity and will not change the essential character of the area. <br /> <br />12. That the proposed increases in sign surface will not adversely impact traffic in the area. <br /> <br />13. That the proposed increase in sign surface will not be unduly dangerous or otherwise <br /> detrimental to persons residing or working in the vicinity of the use or to the public welfare. <br /> <br />14. That the proposed increase in sign surface will not substantially adversely impair the use, <br /> enjoyment, or market value of any surrounding property. <br /> <br />15. That the proposed increase in sign surface will not be hazardous or disturbing to ex/sting or <br /> future neighboring uses. <br /> <br />16.
