We offer the following comments: <br /> <br />General: The approved preliminary plat consisted of approximately 16.67 acres to be <br />subdivided into 94 townhome lots. The proposed fmal plat conforms to the approved <br />preliminary plat. The underlying Outlot L of Flintwood Hills 2ad Addition (commercial <br />parcel) should be identified on this Final plat as Outlot A. <br /> <br />Zoning: The City Council introduced an ordinance to rezone the property from B-1 and B-2 <br />Business to PUD Planned Unit Development. Final adoption of the ordinance is scheduled <br />for the June 13, 2000 City Council meeting. <br /> <br />3. Lot Sizes and Dimensions: All of the detached and twinhome lots range in size from 3,300 <br /> to 3,900 square feet. The quadhome lots range in size from 2000 to 2,700 square feet. <br /> <br />Access to Plat: Public access to the plat will be provided by a cul-de-sac extending to the <br />east offof Dysprosium Street N.W. The finai plat should be modified to change the name or' <br />the cul-de-sac from Barium to 140~ Avenue N.W. There will also be a right-in/right-out off <br />of County Road #I. t6. There will be a removable barrier placed at the terminus of Argon <br />Street on the north, boundary of the plat, the design of which will be subject to the approval of <br />the City. In general, it will allow emergency vehicles to enter the area. Barium Street is not <br />extended south into the plat. All interior streets will be private and the corridors will be <br />preserved as drainage and utility easements on the final plat. A separate recordabte document <br />may be required that ~ants the developer an easement to develop the private streets in the <br />drainage and utility easements. <br /> <br />-233- <br /> <br /> <br />
