CASE #.3 REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED SIGN RESTRICTIONS; CASE OF A-l CUSTOM SIGNS By: Tim Gladhill, Associate Planner Background: The City received an application from A-I Custom Signs requesting an increase in the total number of ground signs and ~quare footage allowed for Sunfish Commons. In accordance with City Code, all variations to the sign regulations are processed with the conditional use permit application. . The following items are enclosed for your information: a) Site location map b) Site Plan c) Aerial view of site with proposed sign locations d) Schematics of the proposed signs e) Letter from Applicant f) Minutes from March 20, 2008 Economic Development Authority g) DRAFT minutes from October 2, 2008 Planning Commission h) Proposed fmdings of fact i) Proposed conditional use permits Notification: State statute requires notification of the public hearing to property owners within 350 feet of the subject property. S!aff attempted to notify property owners within 350 feet of the subject property . Observations: The subject property is currently zoned H-I Highway Business. The gross surface area of a ground. sign is restricted to. 100 square feet for each exposed face ahd shall not exceed an aggregate gross surface area of 200'square feet. Ground signs are limited to one per parcel, and must not exceed 25 feet in height. . . . There is an existing ground pylon sign on site at approximately 100 square feet, which lists the tenants of the facility. The applicant is also requesting an overage in the amount of allowable square footage for the existing sign to increase the size of the existing dynamic display. The proposed change would equate into approximately 111.75 square feet per face with approximately 23.75 square feet of dynamic display. The proposed change to the existing sign will not exceed requirements for sign height or allotment for dynamic display. -123-
