Parcels of this size are allowed three (3) non-resident employees, pending approval of a <br />home occupation permit. <br /> <br />The subject property is approximately 9.3 acres in size. The property currently has two accessory <br />structures on the site. One accessory structure is currently used to store one of the five <br />commercial vehicles on the subject property for use of the commercial tree service. The <br />applicant would like to construct an additional accessory stnicture to house the remaining <br />cominercial vehicles due to recent thefts and cold weather conditions. A separate case for an <br />overage of accessory structure space allowed has been prepared and will be considered separate <br />of the application for a home occupation permit. <br /> <br />Vehicular traffic tr,ips ate not to exceed two (2). trips per hour per standard business day or 16 <br />trips within a 24 hour period. The applicant does not anticipate exceeding this threshold. The <br />applicant has stated that trips consist of employees arriving at the residence and departing in the <br />commercial vehicles on the subject property and returning at the end of the day. . Customers <br />. generally would notbe on-site, although customers are. allowed to purchase bundles of split wood <br />on the site. The business operation would occur between the hours of 7:00am and 4:00pm, <br />Monday through Friday,. or as needed. Since the subject property is on a county road, an <br />additional 25% can be added to the daily trips allowed. <br /> <br />City Code stipulates that a home occupation permit will not be permitted if the density and lot <br />sizes in the surrounding neighborhood are detern.1ined to be incompatible wit4 the proposed <br />business operation. It is staff's opinion that the nature of proposed. business operation and the <br />size of the subject property and surrounding properties make the operation compatible with the <br />surrounding residential neighborhood. <br /> <br />Due to the nature of the business, a stipulation to the home occupation permit has been added <br />regarding the storing of diseased or infected wood onto the subject property to prevent the <br />spreading of such disease or infestation. . <br /> <br />Recommendation: <br /> <br />Staff recommends approval of theu~equest for a home occupation permit to operate a tree service <br />on the subject property. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council adopt Resolution #08-11-_ adopting Findings of Fact <br />#_relating to the Applicant's request for a home occupation permit. <br /> <br />-and- <br /> <br />Motion to recoI11Ihend that City Council adopt Resolution #08-11-_, approving theApplicant's <br />. reql1est for a home occupation permit based on the fmdings of fact. <br /> <br />28 <br />
