SECTION II <br />PARK DEDICATION <br />11. Park Dedication Requirements. The current park dedication requirement is $2,475 per <br />residential dwelling unit or $4,738 per commercial/industrial acre. Park Dedication has been <br />satisfied for Lots 26 and 27, Auditors Subdivision No. 96. The amount due on the Plat is <br />Zero Dollars and No Cents ($0.00). The DEVELOPER shall pay _ all park dedication fees <br />before release of the plat for recording at Anoka County. Park Dedication will be required on <br />the former Outlot A, Dickenson's Mississippi Estate Second Edition at time of platting at the <br />rate in effect at time of recording of the plat. <br />SECTION III <br />TRANSPORTATION AND LANDSCAPING <br />12. Trail Development Fees. The current trail development fee is $600 per residential dwelling <br />unit and $1,090 per commercial/industrial acre. No additional buildable lots are being <br />created. The total trail fee due for the Plat is Zero Dollars and No Cents ($0.00). Park <br />Dedication will be required on Outlot A at such time that parcel is platted. The <br />DEVELOPER shall pay all trail development fees before release of the plat for recording at <br />Anoka County. <br />SECTION IV <br />GENERAL <br />13. Construction Site Maintenance. The DEVELOPER shall adhere to all City ordinances <br />relating to, but not limited to, dumping of garbage, site development, construction debris, <br />open burning, etc. Construction and Delivery Hours are restricted to 7:00 AM to 10:00 PM, <br />Monday through Saturday. The DEVELOPER shall post a sign stating such at all entrances <br />to the DEVELOPMENT, such sign may range from 20 to 30 square feet in size, and be <br />securely anchored in place. <br />14. Requirements for Building Permits. No building permit for any lot in the Plat shall be <br />issued until (a) site plan approval is granted by the CITY and any expense incurred in giving <br />site plan approval has been reimbursed to the CITY; (b) the Building Official has been <br />provided with a copy of the approved site plan, signed by a registered architect or surveyor, <br />showing all dimensions to scale; (c) the Plat has been recorded at Anoka County Property <br />Records, (d) A Lower Rum River Watershed Management Organization Permit has been <br />obtained. The CITY reserves the right to suspend all building activities upon the CITY being <br />notified by an outside agency that the appropriate permit(s) was not obtained from the <br />Michels Property <br />Development Agreement <br />January 2009 <br />Page 5 of 9 <br />
