CITY COUNCIL & PLANNING
COMMISSION JOINT MEETING
Topic Report: H-1 Highway #10 Ordinance
By: Mcgan Wald & Patrick Trudgeon

Background:

Several months ago, the Planning Commission and City Council reviewed the first draft
of the H-1 Ordinance. In the process of revising the ordinance, it became apparent that
staff needed additional input from the City Council mid the Planning Commission.

Staff would like to initiate a discussion regarding how the H-1 Ordinance should be
structured to address development within the Highway #10 Corridor that will be affected
by highway improvements some day.

The following are a few options for addressing development.

Leave the existing B-2 Highway Business ordinance in its current form.
Restrict development within the designated Highway #10 Corridor based on
limiting the permitted uses (i.e. removing banks, restaurants, hotels fi'om the
permitted uses).
Restrict development within the corridor based on size of structure (i.e. 20%
gross square footage building cover, or 25% square footage building cover).

Staff will be prepared to address positive and negative aspects and review a few scenarios
for each option.

Action Statement:

It i.¥ anticipated that based on the direction received at the joint meeting, staff will
prCl>are an ordinance for Planning commission revie~4; and public hearing at their April
meeting. Cio2 Council introduction and adoption will follow later in April.

CC/PC: 03/16/04
