PROPOSED IMPROVEMENTS <br />It is proposed that a 28 foot wide bituminous pavement be constructed in the center of the <br />63 foot right of way. This area has not been platted and easements contained within the <br />recorded property descriptions differ between properties. Each property owner will be <br />asked to sign a consistently worded document which reaffirms the dedication of the <br />above roadway easements, The pavement will consist of four inches of class 5 granular <br />base, two inches of bituminous base course, and 1.5 inches of bituminous wear course, <br />This section has been established as minimum standards for the paving of existing <br />roadways within the City and is four feet narrower than the city requirement for new <br />streets, The street will be constructed with 4 inch bituminous. curbs since the installation • <br />of a roadside ditch system would require disturbing a minimum of.14 additional feet. <br />beyond the.edge of the pavement to accommodate a roadside drainage: ditch. Water quality standards.require that evl`lected storm water be treated to remove <br />pollutants, prior to being discharged into a public water body, Since Roger Lake is a . <br />natural environment lake, a watertreatment manhole will be installed at this location and <br />their discharge into the lake. A drainage and utility easement will need to be acquired to <br />facilitate theinstallation and maintenance of this discharge pipe into the lake. <br />This project will connect existing driveways to the newly paved streets, In instances <br />where there is no existing: paved driveway a bituminous apron will be constructed from <br />the edge of the roadway to the property line to prevent tracking onto the street, Property <br />owners will be contacted individually to determine the desired material and width of the <br />driveway approach, City standards allow up to a 30 feet wide driveway at the street in <br />this zoning district (24 feet on cui de sac driveways). The pavement shall be neatly saw <br />cut where a new portion of the driveway will meet the existing drive, Restoration shall <br />include the protection or repair of any irrigation systems or invisible fence. Mail boxes <br />may be relocated to accommodate construction but shall be returned to their original <br />locations upon termination of the project. Disturbed turf areas shall be restored with <br />salvaged topsoil, fertilizer, seed and mulch. <br />
