Attachment A <br />Filling - The act of depositing any rock, soil, gravel, sand or any other material. <br />Flood Fringe - That portion of the flood plain outside of the floodway. <br />Floodplain - The areas adjoining a watercourse which have been or hereafter <br />may be covered by the regional flood. <br />Floodway - The channel of the watercourse and those portions of the adjoining <br />flood plain which are reasonably required to carry and discharge the regional flood. <br />Floor Area Ratio - The total floor area on a zoning lot divided by the total site <br />area of the lot or parcel being developed. <br />Floor Area = The sum of the gross horizontal areas of the several floors of a <br />building or buildings measured from the exterior faces of exterior walls or from the centerline of <br />parry walls. <br />Garage, Primary Residential A garage attached to the principal building or <br />dwelling, or a detached garage where an attached garage does not exist, intended for the storage <br />of vehicles and items accessory to the principal use of the property. Primary residential garages, <br />attached or detached, shall be considered accessory -k ui tigs structures " fl. attaehed gaf ge <br />shall net'be eensider-ed a pai4 of the pr-ineipa4 building or- dwelling fef home oeetipatie <br />Grade - The vertical rise or drop from any fixed horizontal line or point. <br />Grading - Changing the natural or existing topography of land. <br />Home Occupation - Any business or commercial activity that is conducted or <br />petitioned to be conducted from the principal or an accessory structure on the property that is <br />zoned for residential use, by persons residing on the property. <br />Homeowners' Association (HOA) - An organization comprising neighbors <br />concerned with managing the common areas of a subdivision, governed by a board, that create a <br />set of bylaws, in addition to City regulation, to govern themselves. These boards own and <br />maintain commonly -held land within a townhouse or single - family development, and are <br />responsible for private street maintenance, snow removal, landscaping, and/or building <br />maintenance. Each homeowner's association varies in its scope and responsibilities. The <br />homeowners' association is responsible for enforcing any covenants, conditions, and restrictions <br />that apply to the property. <br />Horse Boarding, Commercial - The housing or keeping of horses for profit. <br />Horse boarding will be considered to be commercial when horse care is offered to the general <br />public through any form of advertising. <br />—233— <br />
