<br />There will be an outdoor play area located on the south side of the building. The play area will <br />be beyond the paved fire lane behind the building. Per state code requirements, the outdoor area <br />must be a minimum of 1,500 square feet. There appears to be more than sufficient green spa~e to <br />accommodate the outdoor play area. The applicant does intend to fence in the play area this <br />spring/summer. <br /> <br />The subject property is zoned B-1 Business District and daycare centers are listed as a <br />conditional use in this district. There are a total of 137 parking stalls on the property (this <br />includes 8 handicap stalls). While there are no specific parking requirements in City Code for <br />daycare centers, there appears to be ample parking for this use (more so than its current location). <br /> <br />The request was forwarded to MnDOT for comment due the site's proximity to TH47.
