It could <br />(and should) be brought into compliance by shifting the lines just a bit. <br /> <br />- I presume that the site plan proposal for a high density residential development, which you indicate will follow, will be <br />handled as a PUD? Situs <br />Ramsey, MN 55303 <br />25-32-25-44-0012 & 36-32-25-12-0010 (the "Subject Property") <br /> <br />Dear Kate: <br /> <br />Attached is a proposal for a Minor Subdivision for certain City owned property. A portion of the Subject Property is <br />located within the Rum River Scenic River Overlay District. <br /> <br />The City has previously entered into a Purchase Agreement with a third party (the "Purchase Agreement") and a <br />subdivision of the Subject Property is required to convey the land for sale. The submittal attached represents the <br />submittal required for the Sketch Plan phase of the Minor Subdivision. No additional utilities or streets are being <br />proposed as part ofthe subdivision request at this time. <br /> <br />The Subject Property has a dual zoning designation. The Subject Property is zoned both Public/Quasi Public and R-3 <br />High Density Residential. A large portion of the Subject Property is currently used as park, It is important to note that <br />the park portion of the property is not being impacted by this subdivision,.nor is this a dedicated park through the <br />River's Bend plat.
