Compliance with the established setbacks for <br />the area zoned as R-3 will be reviewed as part of the Site Plan Review at a future <br />date. <br /> <br />2. Grading and Drainage: A topographic survey must be completed and submitted <br />as part of the Site Plan Review. Existing storm sewer and drainage patterns must <br />be maintained with any proposed development, and a Letter of Map Amendment <br />(LOMA) may be required from FEMA for the area encumbered by Flood Zone <br />A-7. <br /> <br />3. Easements: The proposed plat shows drainage and utility easements encumbering <br />infrastructure and water bodies. The proposed drainage and utility easement <br />along the eastern property boundary (Flood Zone A-7) may require revisions, <br />depending on the desired site plan and potential request for a LOMA. The <br />proposed standard ten foot drainage and utility easement abutting Xkimo St. must <br />be expanded in the southwest corner to provide at least fifteen feet from the <br />existing watermain that cuts across the property comer in that location. A trail <br />easement will be required along the east side of Xkimo St "from the intersection at <br />142nd Ave to the south terminus, and reviewed as part of the Site Plan Review <br />process. In addition, a second trail easement is required to cover the existing..- <br />sidewalk along the south side of 142Dd Ave NW. <br /> <br />4. Traffic Generation Analysis: Since no development is being formally proposed <br />at this time, no traffic generation. analysis will be required. A traffic generation <br />analysis may be required if a Site Plan application is submitted for future Lot 1. <br /> <br />5. Utilities and Water Usage: The development will need to be served by municipal" <br />water and sanitary sewer. Existing trunk lines are contained within the Xkimo <br />St, and the pump house is currently being served by municipal water and sanitary <br />sewer as applicable. If it is determined that additional utility stubs are required <br />for the proposed project on Lot 1, plans must be submitted for review during the <br />Site Plan Review process. Connection charges were" waived as part of the <br />executed purchase agreement, but SAC and WAC charges will be calculated and <br />collected at the time a building permit is issued. <br /> <br />6. Park Dedication: The proposed platwill be forwarded to the Park Commission <br />for a recoIIlIli.endation on park dedication. Per the approved purchase agreement, <br />no park dedication will be collected at this time. . <br /> <br />7. Trail Development Fees: The City has enacted a Trail Development Fee. Per the <br />executed purchase agreement, no trail development fees shall" be collected. <br />However, necessary trail easements are required as indicated ill Item #3 above. <br /> <br />8. Sidewalks: No sidewalks are being proposed as part of the plat. However, <br />necessary easements and/or trails will be required with the Site Plan Review, as <br />indicated in Item #3 above. . <br /> <br />9. Stormwater Management Fee: The stormwater management fee for this project <br />has been waived per the executed purchase agreement. This project will be <br /> <br />72 <br />
