These two parcels are curren,tly the location of River's Bend Park and Pump <br />House # 1. <br /> <br />1. General: The proposed plat is approximately 33 acres in size and is generally <br />located east of Xkimo St N'\V: and south of 142Dd Ave NW. The intent of the plat <br />is to split the existing R-3 High Density Residential Zoning District from the <br />remainder of the parcel currently zoned Public/Quasi-Public. The City executed <br />apurchase agreement with Mr. Rick Foster on December 31, 2006 to convey the <br />land, currently owned by the City and zoned R-3, to Mr. Foster. This subdivision <br />is necessary in order convey that property described in the purchase agreement. <br />The plat will not impact that property known as River's Bend Park or property <br />needed for Pump House # 1. <br /> <br />2. Zoning: The property currently has a dual zoning designation. A majority of the <br />property is zoned Public/Quasi-Public. A portion of the subject property is zoned <br />R-3 High Density Residential. <br /> <br />3. <br /> <br />Density: The proposed subdivision would make the new Lot 1 (4.77 Acres) and <br />Outlot A (0.28 Acres), Block 1, River's Bend 5th Addition. All minimum lot <br />sizes will be in conformance with City Code. The response from the DNR noted <br />that Pump House lot did not meet minimum lot size requirements for the Overlay <br />District. The submittal has been amended to make this lot ail Outlot encumbered' <br />by a Drainage and Utility Easement to allow for the Pump House with the current <br />lot size. Conformance to density requirements for the area zoned R-3 will be <br />verified at Site Plan. ' <br /> <br />4. Streets: The plat will receive access from existing, improved public streets. <br />Outlot A (Pump House # 1) will continue to gain access from Xkimo St and <br />River's Bend Park will continue to gain access at the intersection of 142Dd Ave <br />and Waco St. Lot 1 (R-3 Residential Area) will access through future access on <br />Xkimo St. <br /> <br />5. Setbacks: The Public/Quasi-Public District is subject to applicable standards in <br />the B-1 Business District.
