15¢53 Nowthen Boulevard NW · Ramsey, Minnesota 55303 <br />City Hall: (763) 427-1410 · Fax: (763)42%5543 <br />www.ci.ramsey.mn.us <br /> <br />August 1; 2003 <br /> <br />Dennis Sharp <br />7100 Sunwood Drive <br />Ramsey MN 55303 <br /> <br />Re:' Site Plan - Building Fasteners <br /> <br />Dear Dennis: <br /> <br />We are in receipt of a Site Plan, Landscape & Lighting Plan, and Building Elevations prepared by Lampert <br />Architects, dated June 17, 2003, and Grading Plan prepared l~y Plowe Engineering, dated June 20, 2003. <br />We oit'er the ~bllowlng comments: <br /> <br />General: The site plan is proposing to develop a 30,588-square-foot addition to an existing office <br />warehouse building on Lot 2, Block I, A.E.C. Energy Park 3~d Addition. The site is located at 7100 <br />Sunwood Drive. <br /> <br />Zoning: The site is currently zoned E-1 Employment; office/warehouse buildings are a permitted use in <br />this district. .: <br /> <br />Lot Coverage: The lot in question is approximately 3.3 acres in size. Lot coverage is restricted to 45% or <br />approximately 65,644 square feet. The proposed building (existing and addition) is approximately 61,992 <br />square feet. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the principal use <br />are permitted, but such use shall not exceed 30% o£the gross floor space of the principal use. There are no <br />accessory buildings indicated in the current proposals. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbaclrs: The building location meets the 35-foot front and rear yard and 20-foot side yard setback <br />requirements. City Code requires a 20-foot ~een space area adjacent to all punic roads, which the <br />proposed development appears to meet with the exception of the northeast corner of the site. Several <br />parking spaces will need to be removed from this area to meet this requirement. <br /> <br />Landscaping: City Code requires one (I) tree per every forty (40) lineal feet of site perimeter be planted <br />throughout the site. However, since this site plan is for an addition, the required number of trees is based <br />on only the portion of the parcel in which the Structure will be constructed. The eastern portion of the <br />parcel has roughly 750 lineal feet of site perimeter, which equates to a total of nineteen (19) trees to be <br />installed. Of these trees, a minimum of six (6) must be installed along Sunwood Drive and a minimum of <br />ten (l 0)trees must be installed along Jaspar Street. <br /> <br />75 <br /> <br /> <br />
