Building Fasteners - Sire Plan <br />August 1, 2003 <br />Page~- ~ of 3 <br /> <br />76 <br /> <br />Including the three (_3) trees that are shown to be relocated on site, a total of six (6) trees will be installed <br />along Sunwood Drive. A total of seven (7) trees will be installed along Jaspar Street. An additional three <br />(3) trees need to be installed along Jaspar Street to satisfy the public road frontage planting requirement <br />(one tree every, 35 feet ofpulolic road frontage). The Ramsey Tree Book should be referenced to determine <br />acceptable and/or preferred species. The southern portion of the property is lined with five (5) Colorado <br />blue spruce (again, this is just the portion of the property in which the new addition would be constructed). <br />These can count toward overall planting requirements but do not satisfy the public road fi'ontage <br />requirement. <br /> <br />City Code also requires four (4) shrubs per tree planted, which resuks in a need for seventy-six (76) shrubs. <br />The site plan only shows thirty (30) shrubs. An additional forty-six (46) shrubs need to be included to <br />satisfy the planting requirements. Again, the Ramsey Tree Book should be referenced to determine <br />acceptable and/or preferred species. There does appear to be space to continue the shrubs ali along the <br />eastern wall of the structure. <br /> <br />Ali species indicated on the species palette are acceptable except for one. The Amur Maple is on <br />Ramsey's prohibited list and thus will need to be substituted with another species. This new species should <br />be a coniferous overstory tree to ensure that no less than 25% of the plantings are overseen and that no <br />more than 25% of the plantings consist of ornamental trees, as stated in City Code. All planting-material <br />appears to meet the minimum size requirements as outlined in City Code. Ptease provide a revised <br />landscaping plan with these corrections. <br /> <br />Architectural Standards: City. Cod'e restricts building height to 35 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved, by City <br />Council. The submitted building elevations appear to meet both requirements. The supplied color. <br />elevation will be shown at the Planning Commission meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan does not identify an enclosed waste storage area. <br />Please provide further information regarding how waste will be stored on the site. <br /> <br />Off-Street Parking - Design: hq accordance with City Code, all driveways, off-street parking and <br />maneuvering areas are proposed to be surfaced with concrete or.bituminous and finished with B-6/12 <br />concrete curbing. All disturbed pavement shall be neatly saw cut and patched with bituminous or concrete. <br /> <br />Off:Street Parking - Spaces Required: The submCted site plan shows 39 new parking spaces, which <br />meets CitY Code (l/300 square feet ofo~ce space, 1/1000 square feet of industrial space). To meet the 20- <br />foot ~een space requirements on public roads (discussed above), the total, number of parking spaces will <br />need to be reevaluated. <br /> <br />Lighting: There appears to be no exterior lighting proposed for this development. If exterior lighting is to <br />be installed it mustconforrn to citY standards. <br /> <br />Drainage and Grading: Two additional catch basins are proposed at the northeast and southeast portion <br />of the site. From the plans submit-ted, it is not certain where the drainage from the roof of the proposed <br /> <br /> <br />
