We offer the following comments: <br /> <br />General: The site plan is proposing to develop a 12,533-square-foot manufacmdn~ofi2ce building on <br />Lots 2 and 2a, Block 1, West Radium Business Center tst Addition. The site is generally located on <br />Radium St. NW' between McKinley S.t. NW and 140th Ave. NW. <br /> <br />Zoaing: The site is currently zoned E-2; manufacturing/ofice buildings are a permitted use in th/s <br />district. <br /> <br />Lot Coverage: The site plan proposes to place the building on two adjacent lots. As presented, the site <br />p/an will require an administrative subdivision prior to City Council approval. The proposed lot is <br />approximately 1.3 acres. The proposed building size is 12,533 square feet, which results in lot coverage <br />of approximately 22% (the maximum allowed under City Code is 45%). <br /> <br />Accessory 'Use: Commercial or business buildings and structures for a use accessory., to the principal <br />use are permitted, but such use shall not exceed 30% of the gross floor space of the principal use. <br />There are no accessory buildings indicated in the current proposal. <br /> <br />'Utilities: The facility will be serv. ed by municipal sewer and water facilities. <br /> <br />Setbaclcs: The building location exceeds the 35-foot front and rear yard and 20-foot side yard setback <br />requirements. City Code requires a 20-foo( g-reen space area adjacent to all public roads,, which is <br />indicated in the submitted site plan. <br /> <br />Landscaping: City Code requires one (1) tree per every forty (40) lineal feet of site per/meter be <br />planted throughout the site.
