Furthermore, City Code requires that no more than 25% <br />of the trees planted consist of ornamental trees. <br /> <br />The parcel has roughly 1,015 lineal feet of site perimeter, which equates to a minimum of twenty-five <br />(25) trees to be installed. Of these, a minimum of five (5) need to be planted along Radium St to <br />satisfy the pubtic road frontage planting requirement (one tree per 35 feet of public road frontage). The <br />remaining trees can be planted throughout the property. <br /> <br />The current landscaping plan shows a total of nme (9) trees being installed. This total is well short of <br />the required number of trees (by a minimum of 16 trees). Furthermore, the current plan only shows <br />tbur (4) trees being installed along the public road t¥ontage, which is one shy of what code requires. <br /> <br />City Code also requires four (4) shrubs per tree be planted, which results in a need for 100 shrubs. The <br />site plan only shows eleven (1 l) shrubs, which is well shy of what code requires. There does appear to <br />be ample space to continue the shrubs around the structure. <br /> <br />There is one discrepancy that needs clar/fication. The species palette indicates that ten (10) crabapples <br />are to be planted yet the landscape plan only shows one. Additionally, one of the species, the compact <br />amur maple, is a prohibited species and thus will need to be replaced with another species that is either <br />acceptable or preferred as outl/ned in the Ramsey Tree Book. · <br /> <br />There appears to be an area where existing trees will be preserved (the western portion of the property). <br />However, there is no detailed inlbt'mation regarding the types, number, and size of trees to be <br />preserved. As such, no credit can b~' given for preservation of significant trees to be retained on the <br />site. There are several existing trees indicated on the Fading and drainage plan; these trees need to be <br />identified on the landscaping plan. <br /> <br />The City needs to receive an updated landscaping plan that includes a m/_nlmum of twenty-five (25) <br />trees and 100'shrubs. Of the trees, there shall not be less than 25% of coniferous and not less than 25% <br />oI' deciduous species and no more than 25% of them shall be categorized as ornamental. The Ramsey <br />Tree Book should be referenced when choosing species. <br /> <br />Architectural Standards: City. Code restricts building height to 35 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other mater/al approved by <br />City Council. The submitted building elevations appear to meet both requirements. The submitted <br />color elevation witl be shown at the Planning Commission meeting. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan does not identify a waste storage <br /> <br />Off-Street Parking - Spaces Required: City. Code requires one parking space per 1,000 square feet of <br />floor space. The submitted site plan indicates 14 parking spaces (12 for the manufacturing use and 2 for <br />the office use), wh/ch meets Code requirements. <br /> <br />86 <br /> <br /> <br />
