The landscaping plan is generally acceptable in accordance with comments outlined in the City Staff review letter. Development proposals within the Town Center development are typically reviewed by the Town Center Technical Advisory Commission. However, given that the site plan does not propose any buildings, Staff believes it is appropriate to waive that requirement at this time and still meet the intent of the City Code. Additionally, the TCTAC has not met for some time and costs incurred by that process were billed to the Master Developer. The TCTAC was not used for the review of the Midwest Medical Examiner's office as well. Recommendation: The site plan is meeting the requirements established in City Code (TC-3 District) -and the Town Center Development Guidelines, therefore staff is recommending approval of the proposed site plan contingent upon compliance with City Staff review letter dated May 6, 2009.
