This development will not include any buildings as part of this site plan. The subject property.is <br />bordered by Sunwood Drive on the south and Rhinestone Street to the west. <br />Zoning:. The property is zoned TC-3. There are no~ building uses to review as part of this site plan <br />application.. <br />Zot Coverage/Fioor Area Ratio: The subject property is approximately 1.2 acres.' The TC-1 District <br />requires a Floor Area Ratio (F.A.R) of 0.25. On this particular lot, the FAR standard would require <br />13,872 square feet of floor area. The site plan does.not propose any buildings at this time and FAR will <br />be reviev~~ed when a Site Plan for .a building is submitted. <br />Setbacks: The Town Center Zoning District has setback standards based on the principle of "build to" <br />_ lines rather than traditional setbacks. This is especially important for the front yard since it is typically . <br />where the building presentation relationship is to the street. The TC-3 District has a front yard setback of <br />0-16 feet, measured from the building front to the right-of--way (at least 60°!0 of the building facade must <br />be within this range): Again, these standards will be reviewed in the future with a site plan-for any future <br />building. _ . <br />Grading, Drainage, and Utility Plans: Staff has the following comments on the plans prepared by <br />Hakanson Anderson Associates, Ina .Please revise the plans accordingly: . <br />. ® Locations for tip out curb and b tier must be noted on tha plans. <br />® I understand that the remaining green space will be irrigated. -Where will the water <br />come from, to run this system; is a new meter being contemplated, or will you be <br />utilizing the existing service to the_ building?
