<br />The PUD ordinance requires that the development have either 20% public open space and/or <br />50% private and open space. Staff is requesting that the development have at least 50% private <br />open and green space. It appears that this requirement can be met. However; the Applicant will <br />be required to provide [mal calculations as well as provide an exhibit and declaration in <br />recordable form declaring the terms of the easement. <br /> <br />Also, as part of the PUD process, the applicant is requjred to submit a preliminary site plan and <br />architectural. elevations. A Site Plan Application has been submitted and will be reviewed as part <br />of this process. <br /> <br />In general, the site plan is dependent on what is allowed as part of the PUD and what is shown on <br />the plat. The Planning Commission may recall the City began the process of subdividing the <br />property as part of an executed Purchase Agreement. . <br /> <br />Information from the Site Plan Review for Comforts of Home, scheduled also for the June 4th <br />Planning Commission, is hereby incorporated asreference. <br /> <br />Recommendation: <br /> <br />Since the PUD. gives the City a unique opportunity to provide permanent protection of sensitive <br />natural resources while redu,?ing the amount of impervious surface required for a parking lot, <br />StaffrecoInmerids approval of the request.
