<br />26.3 Applicable Law; Severability. The validity, performance, interpretation and <br />enforcement of this Lease shall be governed by the laws of the State of Minnesota. If any <br />provision of this Lease, or portion thereof, or the application thereof to any person or <br />circumstance shall, to any extent, be held by a court of competent jurisdiction to be invalid or <br />unenforceable, the remainder of this Lease shall not be affected thereby and each provision of <br />this Lease shall be valid and enforceable to the fullest extent permitted by law. <br /> <br />27. AUTHORITY <br /> <br />Each individual executing this Lease on behalf of a business corporation or municipal <br />corporation represents and warrants that they are duly authorized to execute and deliver this <br />Lease on behalf of said corporation or organization and that this Lease is a valid and binding <br />obligation of said corporation or organization in accordance with the terms hereof. <br /> <br />28. MISCELLANEOUS <br /> <br />28.1 No Partnership. Nothing contained in this Lease shall be deemed or construed to <br />create a partnership or joint venture of or between Landlord and Tenant, or to create any other <br />relationship between the parties hereto other than that of Landlord and Tenant. <br /> <br />28.2 Brokers. Landlord and Tenant each represent and warrant one to another that <br />except as hereinafter set forth neither of them has employed any broker in carrying on the <br />negotiations relating to this Lease.
