Technologies <br /> <br />Dear Mr. Holien: <br /> <br />We are in receipt of a Site Plan, Landscape Plan, Floor Plan, and Building Elevations <br />prepared by Lampert Architects dated December 24, 2008 and Civil Engineering Plans dated <br />October 23, 2008 prepared by Hakanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />General: The-site plan is proposing an 20,630 square-foot manufacturing and office facility <br />in the Sunfish Lake Business Park 3rd Addition and is located generally at the north west <br />corner of Sunfish Lake Boulevard NW and 144th Avenue NW. <br /> <br />Zoning: The site is zoned E-l Employment. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. <br /> <br />Access: The site will have two accesses from 144th Avenue NW. No access is allowed onto <br />Sunfish Lake Boulevard as a result of previously platted restricted access. The requ€;:st has <br />been forwarded to the Anoka County Highway Department for comment. <br /> <br />Lot Coverage: The lot is 181,453 square feet ( 4.17 acres), which equates to a building <br />coverage of approximately 11 % (45% is the maximum permitted by City Code). The plans <br />also indicate an area for future expansion of 20,624 square feet. With the proposed future <br />addition, building coverage would be calculated at approximately 22%. We are only <br />reviewing the initial building with this application, not the future expansion. <br /> <br />Utilities: The facility will be served by municipal sewer and water;sewer is proposed to <br />_ connect to existing service along 144th Avenue and water will connect to an existing stub <br />along Sunfish Lake Boulevard. Adequate fire protection, including locations of hydrants and <br />PlY" will be reviewed by the Fire Inspector. <br /> <br />66 <br />
