The 2 emergency overflow locations shown on the plans must be. reinforced to limit <br />potential erosion. <br /> <br />. The existing catch basins adjacent to the site, along 144thAvenue, must be protected <br />from siltation during construction activities. <br /> <br />. Please add a note to the SWPPP that states: tracked sediment must be removed from all <br />off-site paved surfaces promptly upon discovery, or as directed by the Engineer. <br /> <br />. . Please confirm the discrepancy between the engineering site plan and architectural site <br />plan; specifically the area referenced as future addition and parking. Is the site <br />conducive to this future expansion; will this change the grading limits on the site and <br />dirt balance? . <br /> <br />. Will this site to be replatted as a part of this project? Details on drainage and utility <br />easmenients for the pond and access for the MPCA facilities on site must be resolved; <br />either through the site plan or platting process. <br /> <br />. A City right-of-way peimit is required for any work along 144th Avenue, and a <br />contractor's permit is also required. Additional permits needed include a NPDES <br />construction stormwater permit from the MPCA, a watershed permit, and potentially <br />a County right-of-way permit for any' work along Sunfish Lake Boulevard. <br /> <br />Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor <br />space and one loading dock for every additional 25,000 square feet of floor space. The site <br />plan proposes two loading docks and four drive-in accesses, acceptable to City Code <br />standards. <br /> <br />Park Dedication: The park dedication fee will be addressed through the Tax Increment <br />Financing Agreement between the property owner and the. City of Ramsey. <br /> <br />Trail Fee: The trail fee will be addressed through the Tax Increment Financing Agreement <br />between th~ property owner and the City of Rarnsey. It is noted that this project may include <br />a requirement to construct a trail along Sunfish Lake Boulevard on the Subject Property, or <br />cash escrow in lieu of construction until a larger project in commenced. Details on this trail <br />will be finalized prior to the City Council taking formal action on the site plan request. <br /> <br />Stormwater Management Fee: The Stormwater Management Fee will be addressed through <br />the Tax Increment Financing agreement between the property owner and the City of Ramsey. <br /> <br />69 <br />
