At least five (5) additional trees must be incorporated into the planting schedule <br />(shrub quantities can be reduced by 38 plants and still comply with city code). <br />. All disturbed-areas of the site must be sodded and this should be specified in the <br />landscaping notes. . The plan should also indicate the limits of where sod will be <br />installed (particularly in the northern portion of the site). Any alternative to sod <br />will require City Council's approval. <br />. The Tree Planting Detail must be revised to include the following: <br />o Only prune out dead, broken, and/or crossing limbs at the time of <br />installation. Do NOT remove leader. <br />o Planting depth shall be such that the root flare is at finished grade. <br />o Any pruning cuts that are necessary shall be made just outside the branch <br />collar, NOT flush with bark. <br />o Place plant in planting hole with burlap and wire basket in t~ct. Backfill <br />within approximately 12 inches of the top - of rootball and water plant. <br />Remove top 1/3 of wire basket or top two rings of basket, whichever is <br />greater. Remove all burlap from top 1/3 of rootball and remove all twine. <br />. Four (4) inches of top soil is required ov~r all disturbed areas not improved with <br />structuiesand or surfacing and should be noted on the landscaping plan. Topsoil <br />is defined as black dirt composed of unconsolidated material, largely <br />undecomposed organic matter that is a suitable foundation for vegetative growth. <br />The composition of the topsoil shall include a well balanced medium consisting of <br />the following: <br />o A maximum sand/silt content of20% <br />o A minimum organic content of35% <br />o A pH between 6 and 7 <br />o Removal of all rocks in excess of 3/4" <br /> <br />A revised landscaping plan must be submitted. <br /> <br />Irrigation: All new landscaping shall be irrigated by an in-ground system. Irrigation <br />metering and backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors shall be installed and. appropriately placed throughout the <br />site. Notes must be added to the plans and infotmation provided to insure compliance with <br />these requirements. . <br /> <br />Tree Preservation: There are no significant trees reqmnng preservatiqn, thus, no tree <br />preservation plan is necessary. <br /> <br />Drainage and Grading: A grading, drainage, and erosion control has been prepared for this <br />proposed facility by Hakanson Anderson, Inc. dated October 23, 2008. The following items <br />must be revised with the building permit submittal: <br /> <br />. CBMH 2 in the northwest comer of the site ap'pears to take a significant amount of <br />. drairiage from the impervious area in that location of the site. Please confirm <br />adequate inlet capacity of a single structure. <br /> <br />68 <br />
