<br />Minimum Building Setbacks: <br />Front Yard 35 feet <br />Side Yard 10 feet <br />Side Yard on Comer Lot 20 feet <br />Rear Yard 35 feet <br />Major and minor arterials and 60 feet from centerline of road <br />County and State roadways right-of-way plus the local <br /> applicable setback <br />Parking and pavement (includes 20 feet <br />maneuvering, sales, and display <br />areas) setback from street right- <br />of-way <br />Public/Private service roads 25 feet <br /> <br />Setbacks from Residential <br />Districts: <br />. Structure setback <br />. Off-street parking, <br />driveways and outside <br />sales and display areas <br />. Fuel pumps <br /> <br />35 feet <br /> <br />b. All exterior wall finishes on any building shall be: a) face brick b) stucco; c) <br />glass; d) natural stone; e) specifically designed pre-cast concrete units whose <br />surfaces have been integrally treated with an applied decorative material or <br />texture; f) vinyl, metal, wood siding or accents g) factory fabricated panel <br />materials if the panel material is to be of those noted in a - f above; and i <br />other material as may be approved by the Planning and Zoning Commission <br />and Council. Combinations of such materials shall be permitted. <br /> <br />c. Vehicular access points shall be Umited and !;hall be designed to create <br />minimum conflict through traffic 'movements. At such time that new <br />construction and expansion of existing uses are initiated practical efforts <br />should be made to eliminate multiple accesses, on a single parcel and to shar:e <br />vehicular access points with adjoining properties to minimize the total number <br />of access points within the district. <br /> <br />d. The entire site shall have a drainage system, which is subject to the approval <br />ofthe City Engineer. <br /> <br />e. All signing and information or visual communication devices shall be in <br />compliance with the applicable provisions of the City Code. <br /> <br />f. All magazining or stacking space for vehicles shall be off-street and shall be <br />constructed to size that will accommodate that number of vehicles which can <br /> <br />82 <br />
