Attachment C <br />Exhibit C <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />JBT/QDP <br />On August 25, 2009, Site Plan approval was granted by the City of Ramsey ("City") to QDP and <br />JBT Alliance, LLC whose address is 6043 Highway 10 NW, Ramsey, MN 55303 ("Permittee"), to <br />construct an 20,630 square -foot manufacturing and office facility ("Structure") on the property <br />which is known as 6459 144"' Ave NW and legally described as follows: <br />Lot 3, Block 1, Sunfish Lake Business Park Third Addition <br />the ("Site"). <br />This approval is issued pursuant to §9.03.08 of the City Code.. The conditions of this approval <br />are as follows: _ <br />1. . STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The Structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br />3. SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown <br />on the Site Plan submittal prepared by Lampert Architects dated December 24, 2008. <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with. the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br />a. Site grading in accordance with the Grading and Drainage Plan prepared by <br />Hakanson Anderson Associates, Inca dated October 23, 2008, revised <br />b. Installation of concrete or bituminous driveways and parking lot. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br />concrete and/or bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br />the Site Plan. <br />e. Installation of landscaping materials in accordance with the Landscape Plan prepared <br />by Lampert Architects dated December 24, 2008, revised August 10, 2009, <br />revised <br />f. Irrigation metering and backflow devices shall be approved as part of the Utility <br />Plan, and installed accordingly. <br />g. Irrigation rain sensors shall be installed and appropriately placed throughout the <br />development. <br />
