5. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br />6. LIGHTING. Lighting shall be installed on the site in accordance with the specifications <br />and locations as shown on the Lighting Plan and attachments prepared by Lampert <br />Architects dated December 24, 2008, revised <br />7. BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Building Elevations prepared by Lampert Architects dated <br />December 24, 2008, revised <br />8. REQUIREMENTS FOR BUILDING PERMIT. No building permit for the Site will be <br />issued until the Permittee has: a) signed and returned this Development Permit; b) <br />provided the City with a copy of the Lower Rum River Water Management Organization <br />and Minnesota Pollution Control Agency permits, c) paid all fees required under this <br />Development Permit. No Certificate of Occupancy for the structure will be issued until <br />the Required Improvements, or a financial surety for same, are accepted by the City. <br />9. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required .Improvements <br />shall be completed before August 25, 2010. <br />10. RECOGNITION OF LOCATION.. The Permittee herein agree to recognize Ramsey as <br />the City of location on all forms of advertising and business correspondence whenever <br />reasonably prudent to do so. ' <br />11. INSPECTION FEES. The Permittee shall be responsible for all inspection costs <br />incurred by the City related to the installation of the Required Improvements. The <br />Permittee shall make a cash deposit into the appropriate escrow account at the City and <br />the City shall have the authority to draw upon these funds for the purpose of <br />compensating for inspection services. The amount of. the deposit shall be equal to five <br />percent (5%) of the estimated cost of the Required Improvements, which equates to <br />. This is to cover the cost of inspecting the storm sewer construction, site <br />grading and connection to City utilities. Upon completion of the Required Improvements <br />to the satisfaction of the City, any surplus balance remaining in the City's escrow account <br />shall be refunded to the Permittee. <br />12. TRAIL CONSTRUCTION ESCROW. The Developer shall make a cash escrow equal <br />to to cover the cost of construction of that portion of trail to be <br />constructed along Sunfish Lake Boulevard and the Subject Property. This escrow will be <br />deposited into the Trail Development Fund, and dedicated to the Sunfish Lake Regional <br />Trail project. <br />13. MUNICIPAL UTILITIES. Sewer and water trunk fees will be financed through the Tax <br />Increment Financing district established by the City. <br />14. STORMWATER MANAGEMENT FEES. Initial stormwater management fees will <br />be paid through the Tax Increment Financing district established by the City. However, <br />
