Attachment D
7550 Sunwood Drive NW • Ramsey, Minnesota 553.03
City Hall: 763-427-1410 • Fax: 763-427-5543
July 31, 2009, revised August 19, 2009
Troy Holien
QDP & JBT Alliance, LLC
6043 Highway 10 N -\u
Ramsey, MN 55303
www.cr.ramsey.mn.us
Re: Site Plan Review — J.S.T. Machining and Q.D.P. Technologies
Dear Mr. Holien:
We are in receipt of a Site Plan, Landscape Plan, Floor Plan, and. Building Elevations
prepared by Lampert Architects dated December 24, 2008 and Civil Engineering Plans dated
October 23, 2008 prepared by Hakanson Anderson Associates, Inca We offer the following
comments:
General: The site plan is proposing an 20,630 square -foot manufacturing and office facility
in the Sunfish Lake Business Park 3rd Addition and is located generally at the northwest
corner of Sunfish Lake Boulevard NW and 144"' Avenue NW.
Zoning: The site. is zoned E-1 Employment. Offices, warehouses, and manufacturing
facilities are permitted uses within this district.
Access: The site will have two accesses from 144"' Avenue NW. No access is allowed onto
Sunfish Lake Boulevard as a result of previously platted restricted access. The request has
been forwarded to the Anoka County Highway Department for comment. With the request
for Minor Subdivision, the City needs to secure a cross -access easement to ensure adequate
access to the remnant parcel to the north, in addition to the easement for the City and MPCA
for access.
Lot Coverage: The lot is currently 181,453 square feet (4.17 acres). You are also proposing
a minor subdivision. to purchase 97,389 square feet (2.24 acres) of the site, which equates to a
building coverage of approximately 21% (45% is the maximum permitted by City Code).
The plans also indicate an area for future expansion of 20,624 square feet. With the proposed
future addition, building coverage would be calculated at approximately 42%. We are only
reviewing the .initial building with this application, not the future expansion.
Utilities: The facility will be served by municipal sewer and water; sewer is proposed to
connect to existing service along 144"' Avenue and water will connect to an existing stub
