Adequate fire protection, including locations of hydrants and <br />PIV will be reviewed by the Fire.Inspector. <br />Setbacks: The E-1 Employment District requires front, side, and rear building setbacks of 35 <br />feet, 35 feet, and 20 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of-way. The proposed site plan indicates compliance with this. requirement. <br />Architectural Standards: Within the E-1 Employment District, exterior wall finishes on <br />buildings must consist of brick, stucco, glass, wood, stone, pre -cast panels whose surfaces <br />have decorative material or texture, or other materials as approved by the City Council. The <br />site plan indicates the proposed facility will be two colors of rock faced block. City _Staff <br />finds this acceptable. Please submit color architectural elevations. <br />Waste Storage: City Code requires waste storage facilities to be enclosed. The site plan_ <br />indicates that waste storage will be inside the facility, acceptable to City Code standards. <br />Off -Street Parking -Spaces Required: City Code requires -one parking stall for every 1,000 <br />square feet of manufacturing/warehouse space and one stall for every 300 square feet of <br />office space. The site plan indicates that the proposed building will consist of 4,246 square <br />feet of office space and 20,618 square feet of warehouse space, for a total of 35 parking <br />stalls. The site plan Sheet TI indicates 41 striped parking stalls. Two of these stalls must be <br />handicap accessible per City Building Code. <br />Off -Street Parking - Design: The site plan indicates that the parking and maneuvering areas <br />will be asphalt with concrete curbs and gutters. <br />Lighting: City standards require that the luminaire (light source) must not be visible from <br />beyond the property line. Shop drawings for new lighting fixtures are required to be <br />submitted and are subject to City Engineering approval. <br />Signage: Any new signage on the property, including wall and ground signs, will require a <br />sign permit, which is approved separately from the site plan and building permit. However, <br />please note that ground signs are not permitted in any easement. <br />Landscaping: The revised landscaping plan, dated August 10, 2009, is generally acceptable <br />with the following comments: <br />.0 All disturbed areas of the site must be sodded and this should be specified in the <br />landscaping notes. Any alternative to sod will require City Council's approval. If <br />seeding is approved by City Council, the landscaping plan must identify specifically <br />which areas will be sodded and which areas will be seeded and include details for <br />installation. <br />• The Tree Planting Detail must be revised to include the following: <br />o Only prune out dead, broken, and/or crossing limbs at the time of installation (do <br />NOT prune 1/3 of foliage as currently shown) <br />• Please add language specifying that notes take precedence over tree planting detail. <br />
