Site Plan Review: J.B.T. Machining and O.D.P. Technologies <br />July 31, 2009, revised August 19, 2009 <br />Page 3 of 4 <br />A revised landscaping plan must be submitted. <br />Irrigation: All new landscaping shall be irrigated by anin-ground system. Irrigation <br />metering and backflow devices shall be approved as part of the Utility Plan, and installed <br />accordingly. Irrigation rain sensors, shall be installed and appropriately placed throughout the <br />site. Notes must be added to the plans and infonnation provided to insure compliance with <br />these requirements. <br />Tree Preservation: There are no significant trees requiring preservation, thus, no tree <br />preservation plan is necessary. <br />Drainage and Grading: A grading, drainage, and erosion control has been prepared for this <br />proposed facility by Hakanson Anderson, Inc. dated October 23, 2008. The following items <br />must be revised with the building permit submittal: <br />• CBMH 2 in the northwest corner of the site appears to take a significant amount of <br />drainage from the impervious area in that location of the site. Please confirm <br />adequate inlet capacity of a single structure. <br />• Can the storm sewer piping on the westerly portion of the site be directed to the existing <br />MH in the northwest comer of the site to eliminate the need for another inlet to the <br />pond? <br />• Drainage calculations are required to ensure adequate pipe sizing and pond capacity. <br />• Pond restoration will be required following storm sewer installation. Please provide <br />notes detailing seed type and erosion blanket. <br />Please provide info on how roof drainage is being handled. <br />• The 2 emergency overflow locations shown on the plans must be reinforced to limit <br />potential erosion. <br />•The existing catch basins adjacent to the site, along 144�h Avenue, must be protected <br />from siltation during construction activities. <br />• Please add a note to the SWPPP that states: tracked sediment must be removed from all <br />off-site paved surfaces promptly upon discovery, or as directed by the Engineer. <br />• Please conffirnni the discrepancy between the engineering site plan and architectural site <br />plan; specifically the area referenced as future addition and parking. Is the site <br />conducive to this future expansion; will this change the grading limits on the site and <br />dirt balance? <br />• Will this site to be replatted as a part of this project? Details on drainage and utility <br />easmeinents for the pond and access for the MPCA facilities on site must be resolved; <br />either through the site plan or platting process. <br />• A City right-of-way permit is required for any work along 1440' Avenue, and a <br />contractor's. permit is also required. Additional permits needed include a NPDES <br />
