Technologies <br />July 31, 2009, revised August 19, 2009 <br />Page 4 of 4 <br />construction. stormwater permit from the MPCA, a watershed permit, and potentially <br />a County right-of-way permit for any work along Sunfish Lake Boulevard. <br />Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor <br />space and one loading dock for every additional 25,000 square feet of floor space. The site <br />plan proposes two loading docks and four drive-in accesses, acceptable to City Code <br />standards. <br />Park Dedication: The park dedication fee will be addressed through the Tax Increment <br />Financing Agreement between the property owner and the City of Ramsey. <br />Trail Fee: The trail fee will be addressed through the Tax Increment Financing Agreement <br />.between the property owner and the City of Ramsey. It is the policy of the City to require. <br />trails along both -sides of County Roads and require the construction of these trails as <br />development occurs. Costs to construct the trails can be used as credit towards Trail Fees. <br />Stormwater Management Fee: The Stormwater Management Fee will be addressed through <br />the Tax Increment Financing agreement between the property owner and the City of Ramsey. <br />Sewer and Water Trunk Charges: Sewer and water trunk charges will be addressed <br />through the Tax .Increment Financing agreement between the property owner and the City of <br />Ramsey. <br />REU Number: This property is subject to a storm water utility.charge. An increase in the <br />amount of impervious area will increase this charge. The city will determine the amount of <br />the increase upon review of the final construction plans. The Residential Equivalent Unit <br />(REU) .is a method of assessing accurate quarterly usage charges for storm water <br />management. The REU is based on percent of impervious surface coverage, so an impervious <br />coverage calculation must be supplied to accurately calculate this number. The rate will <br />change at the first of the year, and on an annual basis. <br />The City Council will be meeting at 7:00 pm on Tuesday, August 25, 2009 in the Council <br />Chambers at the Ramsey Municipal Center (7550 Sunwood Drive NW) to review your <br />proposed site plan.
