<br />City Administrator Ulrich suggested that the City continue to enforce regulations as they are now <br />and have a more detailed discussion at the Joint Work Session with the Planning Commission. <br /> <br />3) Review Letter of Intent and Furniture Design and Construction Project <br />Management Services for Lease of Office Space at Ramsey Municipal Center to <br />Anoka County License Center <br /> <br />Deputy City Administrator Nelson reviewed the staff report and the Letter of Intent. <br /> <br />Councilmember Wise stated that he feels it needs to be clearly noted that the CAM price includes <br />the janitorial costs because this can be very expensive for tenants. <br /> <br />Councilmember Elvig stated that he doesn't think the City needs to back down on the lease price <br />because this is a much nicer space than they currently have. <br /> <br />Councilmember Jeffrey stated that he would like to see a pro-rated scale for their payback of the <br />build out costs, if the lease is cancelled within 5 years. <br /> <br />The Council discussed the surface parking lot and whether to designate spots for the License <br />Bureau. <br /> <br />Mayor Ramsey stated that perhaps the City can just mark the City Hall spots and leave the rest <br />open for whomever. <br /> <br />Councilmember Wise stated that he doesn't want to get greedy with our lease rate and have them <br />go somewhere else. He suggested increasing the CAM to make up the difference they are asking <br />for in the square footage price. <br /> <br />Councilmember Elvig stated that he isn't too excited about the whole proposal because this <br />building was built for government and he isn't sure about having a retail atmosphere in the <br />building. He . stated that the numbers he has seen so far, do not excite him. <br /> <br />Mayor Ramsey stated that he is happy to have them move in because he feels it is more of a <br />government type service than retail. <br /> <br />Councilmember Dehen stated that he would like to keep the CAM rate at $5.20 and does not <br />want to go with the lowest number they proposed for the lease. <br /> <br />There was a consensus to continue negotiating with the Anoka County License Center. <br /> <br />Deputy City Administrator Nelson stated that the market is very competitive right now and she <br />knows that they are being courted by many people in the area. <br /> <br />MAYOR, COUNCIL AND STAFF INPUT <br /> <br />None <br /> <br />City Council Work Session / August 11, 2009 <br />Page 4 ofS <br />
