<br />Park Midwest / Solomon <br />Matt Reger and Jesseka Doherty <br />Thursday, July 30, 2Q09 <br /> <br />Matt was requested by Solomon to meet on their behalf. We had a good discussion on their <br />concerns and expectation moving forward. This was centered predominantly on the viability of <br />their existing center, but they did have a fair amount of feedback on the project overall. <br /> <br />~ The configuration of the Sunwood Drive / Armstrong intersection needs to be examined. <br />They feel there is a configuration that could protect their access, and it should be explored. <br />~ When the overpass is constructed, it will have a tremendous impact on the visibility of the <br />project. They would like to review signage accordingly. <br />~ They would like to see the eastbound 10 traffic exit onto Armstrong in the full build-out. <br />~ They feel big box retailers should be considered when the market returns. <br />~ Matt and Jesseka suggested a couple of entertainment users (Brunswick Zone, Fun Pinz, <br />Theatre) as key components. <br />~ It was noted that the existing retailers invested in this project with the expectation of high <br />density, and the new plan should consider that expectation (market willing). <br />~ They felt the City should consider signage opportunities on 10 for the existing condo lots on <br />the market. <br /> <br />Home Owners Associations <br />Coordinated by Rachel Wexler, Community Development <br />Tuesday, August 4, 2009 <br /> <br />This was scheduled by Rachel, but unfortunately was inadvertently scheduled on "National Night to <br />Unite", and attendance was minimal. We did get three board members from two associations in <br />addition to Rachel who manages two properties. It was a good meeting with considerable input <br />centered predominantly around amenities. There was a surprising level of acceptance that this <br />project has failed and that the expectations may need to be lowered as it goes forward. For the <br />most part, the residents want to see "something" happen and, most importantly, would like to see <br />the promises kept this time. They feel it is the responsibility of the City to "shepherd" this project <br />to completion to ensure it doesn't fail again, and the City should get help to make sure the project is <br />effectively managed. <br /> <br />~ Participants expressed a concern for the ongoing maintenance of the corner lot, park, and <br />boulevards now owned by the City. <br />~ They want the project to move forward but think the City should still be somewhat selective <br />in what they bring to the project. <br />~ They see the rail as a plus with many of their residents who purchased for that amenity. <br />~ The parks need to be completed to provide a place for the many kids in the community who <br />have no outlet currently and are playing in the streets. <br />~ Anchors are OK, but they would like to see some blend of small boutique retail and <br />restaurants. <br />~ The east park needs an active recreation component. <br />~ The project should have an entertainment component (theatre, bowling, etc.), a hotel, and a <br />fitness component. <br />~ They also felt the project could benefit from a daycare use. <br />~ There was some discussion about limiting the amount of new residential in the project to <br />protect the current property values. <br /> <br />MEMORANDUM <br /> <br />3 <br />
