<br />RELATED EXPERIENCE <br /> <br /> <br />LAKE AND LEXINGTON AREA COMPREHENSIVE URBAN MASTER PLAN <br /> <br />CIRCLE PINES, MINNESOTA <br />HKGi completed a concept plan for redevelopment of the Lake Drive/Lexington Avenue <br />area of Circle Pines. The redevelopment area covers approximately 50 acres of aging <br />commercial, decaying residential, wetland and forest at the intersection of two busy <br />county roads. The final plan established a denser, more urban development for the project <br />area and includes a continuous parkway offering a better connection across Lake Drive; a <br />new pedestrian trail circling an expanded water quality improvement pond; a network of <br />interior greenways; and an overall streetscape and landscape pattern that recalls natural <br />patterns throughout the City. <br /> <br />The Comprehensive Urban Master Plan developed by HKGi helped attract a developer to <br />the site and provided the foundation for the Village at Circle Pines development. While <br />private developers constructed the housing and commercial portions of the project, H KGi <br />provided the design and construction administration for the streetscaping and public <br />amenities, including a lakeside gazebo arid the central plaza and clock tower. <br /> <br />A plaza anchored by a clock tower provides a focal <br />point for the Village at (ircle Pines and will create a <br />distinct identity for the area. <br /> <br />LIKGi <br />Page 22 - Park Design Services <br />
