<br />7. Thatthe Applicant has stated that air tools, compressors, welding machines, jacks, and <br />wrenches. <br /> <br />8. That the Applicant appeared before the Ramsey Planning Commission for a public <br />hearing pursuant to Section 9.03.05 of the City Code on November 6, 2008, and that said <br />public hearing was properly advertised. <br /> <br />9. That the Subject Property is zoned R-l Residential - Central Rural Reserve, and the <br />surrounding parcels are also zoned R-l Residential- Central Rural Reserve. <br /> <br />10. That the Subject Property is approximately 0.87 acres and is surrounded by lots of <br />similar sizes. <br /> <br />11. That the Applicant will reside in the home on the Subject Property. <br /> <br />12. That the Subject Property is under three (3) acres in size and therefore the Applicant is <br />eligible to apply for a home occupation permit to operate a business within an attached <br />accessory structure and employ at most one (1) non-resident employees, unless otherwise <br />permitted by City Code. <br /> <br />13. That the accessory structure for use of the home occupation is located on the Subject <br />Property. <br /> <br />14. That the Applicant expects 2-3 trips per 24 hour period involving customers and <br />deliveries. <br /> <br />15. That the City finds the home occupation has the potential to create a public nuisance to <br />neighbors related to the use of power tools on the Subject Property. <br /> <br />16. That there shall be no exterior signage promoting the business on the Subject Property. <br /> <br />17. That the proposed use may not appear to be in. harmony with the character of the R-l <br />Central Rural Reserve and does not appear to meet the intent of the Comprehensive Plan <br />for this area. <br /> <br />18. That the proposed use will not adversely impact traffic in the area. <br /> <br />19. That the proposed use may not be compatible with the residential neighborhood due to <br />density and lot size of the surrounding lots. <br /> <br />20. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />21. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of neighboring properties. <br /> <br />22. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />23.
