<br />The associated costs of the proposed roadway and intersection improvements are outlined <br />in the Anoka County Joint Powers Agreement (which coincides with the Ramsey Town <br />Center Development) and the associated costs were developed for the additional <br />improvements indicated in the Pulte Homes Development EA W. <br /> <br />The volume share of traffic from each development area was determined for each <br />roadway segment and intersection analyzed in the Ramsey Town Center AUAR and the <br />Pulte Homes EA W. The volume of traffic from the future Plowshares Development <br />assumed 475 units, comprised of 50% single-family homes and 50% townhomes. The <br />Plowshares traffic was then added to the network to determine if any additional <br />improvements were required to handle this additional traffic. From this preliminary <br />analysis, no additional lanes were determined to be required. The percentage of traffic <br />traversing each segment or going through each intersection was collected from the <br />addition of AM and PM Peak Hour Traffic.
