However, a search of the Property Account Summary for the Subject Property indicates the last tax <br />payment came on May 15, 2008, The Account shows a delinquent tax balance of $5,964,69. In addition, <br />it does not appear that taxes have been paid for 2009 for a total Cumulative Due of $11,061,42. It <br />appears that over half of the outstanding payment due is attributed to the Special Assessment for IP #05- <br />23, In addition, and outstanding balance of approximately $1,000 remains on Escrow #110465 (Ebony <br />Woods). If the Subject Property were to enter into foreclosure, taxes and special assessments would be <br />collected as liens against the Subject Property. <br />Recommendation: <br />Unless the delinquent tax payments are paid in full, Staff cannot recommend dividing the remaining <br />assessment balance equally among Lots 1 and 2, Block 1, Ebony Woods. However, by approving the <br />request, it may provide the needed capital to move the project forward and allow the plat to be recorded, <br />thus opening up the potential for additional sales.
