20. That according to the Applicant, there are also two non-resident employees employed by Eagle Ridge Services, Inc., which do not work on the Subject Property nor do they corne to and from the Subject Property. ' 21. That the area set aside for business operations within the principal structure would not exceed twenty percent (20%) of the gross living area of the dwelling unit. 22. That the proposed use will not adversely impact traffic in the area. 23. That the proposed use will not be compatible with the residential neighborhood due to density and lot size of the surrounding lots. 24. That the proposed use will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the use or to the public welfare. 25. That the proposed use will substantially adversely impair the use, enjoyment, or market value of neighboring properties. 26. That the proposed use will be hazardous and will be disturbing to existing or future neighboring uses. 27. That the proposed use will be served adequately by public facilities and services such as highways and streets. 28. That the proposed use will not create excessive additional requirements at public cost for public facilities and services, and it will not be detrimental to the economic welfare of the community. 29. That the proposed use will not involve activities and uses that will be detrimental to any persons, property, or the general welfare by reason of excessive production of traffic, noise, smoke, fumes, glare, or odors. 30. That during the non-construction season (winter months), when much of the equipment and vehicles associated with Eagle Ridge Services Inc are not in use, there will be diminished screening due to the leaf-off condition of much of the vegetation; however, the completion of a wood privacy fence would provide some continuity of screening.
