<br />20. That according to the Applicant, there are also two non-resident employees employed by <br />Eagle Ridge Services, Inc., which do not work on the Subject Property nor do they corne <br />to and from the Subject Property. ' <br /> <br />21. That the area set aside for business operations within the principal structure would not <br />exceed twenty percent (20%) of the gross living area of the dwelling unit. <br /> <br />22. That the proposed use will not adversely impact traffic in the area. <br /> <br />23. That the proposed use will not be compatible with the residential neighborhood due to <br />density and lot size of the surrounding lots. <br /> <br />24. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />25. That the proposed use will substantially adversely impair the use, enjoyment, or market <br />value of neighboring properties. <br /> <br />26. That the proposed use will be hazardous and will be disturbing to existing or future <br />neighboring uses. <br /> <br />27. That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br /> <br />28. That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services, and it will not be detrimental to the economic welfare of the <br />community. <br /> <br />29. That the proposed use will not involve activities and uses that will be detrimental to any <br />persons, property, or the general welfare by reason of excessive production of traffic, <br />noise, smoke, fumes, glare, or odors. <br /> <br />30. That during the non-construction season (winter months), when much of the equipment <br />and vehicles associated with Eagle Ridge Services Inc are not in use, there will be <br />diminished screening due to the leaf-off condition of much of the vegetation; however, <br />the completion of a wood privacy fence would provide some continuity of screening. <br /> <br />RESOLUTION #09-09-205 <br />Page 3 of 4 <br />
