A spiit-raii fence or similar type of am'active barrier will need to be put along the <br /> south prope~v line parallel to Hwy. 10 to discourage people cuing to access Hwy. 10 <br /> directly. Access from Hwy.- i 0, therefore would come from the College's existing parking <br /> lot to the east. Given the sporadic use of the propenv for overflow parking, Staff finds it <br /> acceptable to keep the current access as it is. However, the City. will want to still rese~e the <br /> right to review the situation if in their jud~nent the access is posing a safety hazard or if the <br /> access is being used more frequently ~gan expected. <br />· 2qne common iot line with the propemy to the west has no distinguishable separation and it <br /> may be -~ ' ' <br /> tomy common for users of the iCO property to cut across the property line and use <br /> the adjacent prope~-?"s access to Hwy. i0. TrAs is acceptable with the ~bllowing conditions: <br /> <br />· A mimmum of six-foot high screening should be in place on all four sides of the storage area. <br /> The fence desi~ and mater/al will need to be approved by the Ciw of Rams'by. <br />· No more than 10 vehicles will be allowed to be stored within the.storage area. No other <br /> equipment or material shall be stored in the outdoor storage area. <br />· The e,'dsting pole building may be used for storage as long as the building maintains <br /> compliance with the state building and fn:e codes. Staff w/l] be visiting :he site to inspect <br /> ti-ns building to ensure that it is compliant with ail applicable codes. <br /> <br />Use ofe;ciszi~,g ';ozdiciinfffor eciz~cario~aipztr?oses. Current code does not allow for educational uses <br />in the Highway Business District. Therefore, any educational use will need special penmission to <br />operate. ~ne College wouid tike to use the old ICO station for a possible educational courses <br />associated with the Coliege. City Sta~is willing to take a look allowing for educational uses in the <br />Highway .Business District in the fur'are, but presenriy find the College"s proposed use acceptable <br />with the following condition: <br /> <br />· Prior to any alterations to the building, all necessary, building permits will need to be applied <br /> for and approved by the Ckv. <br /> <br />Recommendation: <br /> <br />Sta~'recommends approval of the Inter:an Use Permit to allow for a period of three years to use the <br /> <br />-166- <br /> <br /> <br />
