Lower Rum River Watershed Management Organization Permit and all other <br /> required permits by other regulatory agencies have been obtained <br /> <br /> d. The City has received signed Development Agreements with required <br /> financial sureties in place. <br /> <br /> Subd. 6. Application Fees and Escrows. At the time of submis~ 9.50.02 <br />Sketch plan, the subdivider shall pay a fee and deposit a fee into an escrow account as aerernmnea <br />from time to time by Council ordinance. The escrow is applied to costs incurred by the city in <br />emp}oying the services of the City Staff. attorneys and other professional consultants in <br />connection with the review of said sketch plan. However, the said deposit ma), also be used to <br />reimburse the city for the expense of employing the services of the city engineer, attorneys and <br />other professional consultants in connection with the review of the preliminary plat and final plat <br />as prescribed in this Chapter. If said escrow is not sufficient to defray the above expenses, <br />additional monies will be required prior to final action on the plat, and if, in the opinion of the <br />Zoning Administrator, the deposit is depleted such that it is unlikely to be sufficient to meet the <br />remaining anticipated expenses, the subdivider shall be required to deposit an amount sufficient <br />to bring the account to a positive balance of, prior to any further action on the plat. If after final <br />action on the proposed subdivision, a surplus balance remains in the city's accounts, said surplus <br />balance shall be refunded to the subdivider. The said deposit shall be in addition tn the. <br />prescribed elsewhere in this Chapter. 9.50.02 <br /> <br />9.50.02 Major Plat <br /> <br /> Subd. 1. Sketch Plan. Prior to dividing any tract of land, t~i~ subdivider <br />shall submit a sketch plan for review by the' Planning Commi~ssion. 'At the time of submission of <br />the sketch plan, the subdivider of the land covered by the sketch plan shall submit a petition for <br />rezoning to the proposed use of said land, if the land is not already so zoned. The owner of said <br />land shall join in said petition. <br /> <br />ao <br /> <br />The subdivider shall file sufficient copies of the sketch plan with the Zoning <br />Administrator at least thirty (30) calendar days before the next regular <br />monthly meeting of the Planning Commission at which meeting said sketch <br />plan shall be considered. <br /> <br />The Zoning Administrator shall distribute the copies of the sketch plan to <br />the appropriate individuals, applicable agencies and notifications to property <br />owners located within seven hundred (700) feet of the property <br /> <br />Co <br /> <br />The City Engineer and Zoning Administrator shall submit their reports to <br />the Council and shall state whether the sketch plan and the improvements <br /> <br />9.50 Subdivision Regulations <br /> <br />9-5 August-00.~ Draft <br /> -293- <br /> <br /> <br />
