1. If residential, state type, number of dwelling units, and approximate net <br /> density (excluding rrlajor road tight-of-ways and wetlands). <br /> <br />m. Additional information as requested by Staff. <br /> <br /> Subdivision 3. Preliminary Plat. After the Planning Commission has <br />approved the Sketch Plan, the subdivider shall submit a preliminary plat and adhere to the <br />following: <br /> <br />The subdivider shall file sufficient copies of the preliminary plat with the <br />Zoning Administrator at least 30 calendar days before the next regular. <br />monthly meeting of the Planning Commission at which meeting said plat <br />shall be considered and at which time the required public hearir .......... <br />held. <br /> <br />The City Staff review letter(s) to the Planning Commission and shall state <br />whether the preliminary plat and the improvements conform to the <br />engineering and design standards and City Code requirements. <br /> <br />The Planning Commission shall hold a public hearing on said preliminary <br />plat. Notice of public hearing shall be published in the official newsnar~er of <br />the city and sent to property owners within seven hundred (700) I 9.50.03 <br />property to be subdivided at least ten days prior to the hearing da'. <br />notice shall consist of a general description of the proposal, the time, date and <br />place of hearing. For the purpose of notification, ownership of property <br />within seven hundred (700) feet shall be determined by property ownership <br />records on file-at Anoka County.. The notices and publications as required <br />hereunder shall be done by the Zoning Administrator and shall be paid by the <br />subdivider. The Planning Commission shall conduct the he.a. ring on the <br />preliminary plat and shall make its report to the Council at its next meeting <br />which falls at least 14 days after the Planning Commission's public heating. It <br />shall be the duty of the Planning Commission to determine whether the <br />preliminary plat conforms with or exceeds the design standards established by <br />this Chapter. The decision of the Planning Commission with regard thereto, <br />together with its recommendations, shall be included in its report to the <br />Council. <br /> <br />After the Council receives the report of the Planning Commission, the <br />Council shall act to approve or disapprove the preliminary plat. If the Council <br />shall disapprove said plat, the ~ounds for any such .disapproval shall be set <br />forth in the proceedings of the Council,. In it's discretion, the Council may <br />hold a public heating on the plat. The Council shall publish notice of the <br />hearing as provided herein, at the subdivider's expense.. <br /> <br />e.
