<br />FORESTClTY <br /> <br />City of Ramsey Town Center Proposal <br /> <br />SUSTAINABILITY PRACTICES <br /> <br />Many of Forest City's best examples of sustainable real estate development and management began <br />before the word "green" referred to anything but a color: in the form of historic rehabilitation and <br />the adaptive reuse of landmark buildings in America's urban fabric. Today, Sustainability is one of our <br />Core Values, and we focus on integrating it into our new developments, our managed portfolio, and <br />our employees' lives, both on and off the job. Forest City's strong commitment to sustainable building <br />practices is evidenced by the many accolades we have received. Forest City earned The Stockholm <br />Partnerships for Sustainable Cities Award in 2002 by the King of Sweden, Carl XVI Gustaf, in recognition <br />of the Company's commitment to sustainable development, community, building and environmental <br />stewardship for Forest City's Stapleton project in Denver. In 2001., The United Nations Council on <br />Sustainable Development saluted Stapleton as a "model of sustainable development." Additional <br />accolades include: EPA recognition for recycling and reusing 84,500 tons of deconstruction waste atThe <br />Shops at White Oak Village; 2008 finalist in the Financial Times/Urban Land Institute Sustainable Cities <br />awards; 200g NAIOP Sustainable Development Award for Mesa del Sol's Office Campus; 2008 Multi- <br />Housing News Green Initiative Award in the Green Corporate Initiative category. <br /> <br />LEED CERTIFICATION EXPERIENCE <br /> <br />Currently, our portfolio includes six LEED certified projects,lo projects targeting LEED certification, and <br />other LEED projects in the early stages of development. Our portfolio also boasts several Energy Star- <br />rated buildings, and we have received other green building certifications such as Florida Green Building <br />Coalition certification (for The Village at Gulfstream Park). Forest City uses LEED and other industry <br />standards to guide us in incorporating sustainable strategies and designing high-performing buildings. <br />While LEED certification is a goal of many, if not most, of our new projects, Forest City has developed its <br />own internal green building standards with which all new developments must comply. These standards <br />are heavily based on LEED, however, we recognize that every project and building types is unique and, <br />therefore, mayor may not be suited to LEED standards. By using LEED and our internal standards, we <br />have found that certification is a reasonable goal for many of our projects, and that it can be achieved <br />without a significant increase to project budgets. <br /> <br />Bill <br />
