<br />FORESTClTY <br /> <br />City of Ramsey Town Center Proposal <br /> <br />the former rail yards in Chicagoj the redevelopment of 42nd Street in Times Square in Manhattanj the <br />redevelopment of former industrial land in Cambridge, MAj the creation of a downtown for Rancho <br />Cucamonga, CAj the adaptive re-use of San Francisco Centrej the redevelopment of 6,500 units of <br />privatized military housing in Oahuj to transformational projects in Brooklyn, Cleveland, Richmond, <br />Baltimore, Washington, DC - and the list goes on and on. <br /> <br />SAG has had extensive experience in Public Private Partnershps. SAG was the financial advisor to the <br />Universal Boulevard Property Owners Association and Orange County regarding the public and private <br />development of the area surrounding the lO million square foot convention center, the second largest <br />center in the U.S. Additionally, SAG provided pre-development project management services forthe City <br />of Charlotte for the development of The Westin Charlotte, a 700-room convention hotel adjacent to the <br />Charlotte Convention Center. Also SAG structured the public-private partnership forthe development of <br />the 400-room Raleigh Marriott City Center Hotel adjacent to the new Raleigh Convention Center. SAG <br />also prepared a feasibility study and structured a public-private private partnership forthe development <br />of the Richardson Renaissance Hotel and Conference Center in the Galatyn Park area. <br /> <br />SAG represented the City of Norfolk, the Norfolk Redevelopmentand HousingAuthority, and the Norfolk <br />Convention and Visitors Bureau in their renegotiation of the Norfolk Waterside Convention Center <br />management contract as part of the sale of the hotel between private parties. SAG team members <br />acted as developer, financial analyst and lead negotiator with AMTRAK, the District of Columbia, and <br />the Federal Government for a public/private joint venture ofthe redevelopment of Union Station. Union <br />Station includes 70,000 square feet of office, primarily occupied by AMTRAK corporate officesj 300,000 <br />square feet of mixed use and high end retail space, and the train station. <br /> <br />2.2 DEVELOPMENT TEAM AND KEY PERSONNEL <br /> <br />FOREST CITY DEVELOPMENT <br /> <br />EMERICK CORSI - EXECUTIVE VICE PRESIDENT <br /> <br />Emerick Corsi has been with Forest City for 30 years and is responsible for all department store <br />negotiations, market research, site acquisitions, development, and construction throughout the United <br />States. Emerick has worked on all potential, new, existing and expanding projects within the Forest <br />City portfolio in various capacities. Emerick is a member of the International Council of Shopping <br />Centers (ICSC) and the Urban Land Institute. He has taught at the ICSC Executive Learning Series <br />level and is currently serving as a member of the ICSC's Center-Build Advisory Board. He has made <br />numerous presentations and served on many discussion panels in conjunction with urban development, <br />merchandising mix, and other retail development. Emerick holds a Bachelor of Science in Business <br />Administration from Bowling Green State University, Bowling Green, OH and a MasterofArts in Business <br />Management from Central Michigan University, Mt. Pleasant, MI. <br /> <br />JAMES RICHARDSON - VICE PRESIDENT <br />As of 200g, Jim Richardson has been employed with Forest City for 28 years.
