<br /> <br />Our experience in the <br />management, planning and <br />design of active, healthy places <br />will benefit you with more <br />thoughtful, unique development <br />management services, <br /> <br />Master Development Schedule and Activities List - Develop a master list of <br />activities and explain requirements and responsibilities associated with each for the <br />completion of the development process, Forecast schedule and responsibility assignment <br />matrix shall be prepared for each development item, <br /> <br />Public Incentives and Benefits Analysis - Determination of necessary funds required <br />at each stage of the development process in order to manage responsibilities and sources <br />of funding appropriately, Explore various scenarios and options for public financial <br />incentives and benefits to assist in the development of the property, <br /> <br />Market Feasibility Study - Review existing and as needed, conduct additional <br />comprehensive industry, customer and competitor analyses in order to determine market <br />opportunities, Assess each of the opportunities, determine the optimal ones and create <br />action plans for effective market penetration. <br /> <br />Project Identity - Manage the process re-branding the property from its existing known <br />entity to better reflect the new project vision, This may include a brand for the overall area <br />as well as sub-brands for specific portions of the project. <br /> <br />Site Use Disposition Evaluation - Prepare and present various options and strategies <br />for disposition (sale, development) of the property based upon studies, zoning regulations, <br />physical conditions, and recognized development parameters, <br /> <br />User/Merchandising Scenario Development - Apply market research and use <br />evaluation to determine and identify potential user classifications, Prepare list of user <br />candidates which fit into each category for consideration, Evaluate feasibility of each <br />candidate and refine target list based upon current and projected market conditions, <br /> <br />Marketing Package Preparation - Prepare various project site and industry sector <br />marketing packages, to include the assembly of relevant economic, demographic, traffic, <br />and planning data for Owner's use in disposition strategy, <br /> <br />Pro Forma Development - Prepare anticipated income and expense pro forma based <br />upon development scenarios to include all projected hard and soft costs as well as <br />potential income scenarios to determine each project alternative's financial feasibility, <br /> <br />Project Organization and Team Assembly - Identify and assemble all key project <br />team members, including the preparation of request for proposals, evaluation and <br />recommendations, <br /> <br />Team Selection and Contract Negotiation - Assist Owner during the negotiations of <br />all contracts; provide, if required, specially modified Owner developed contracts/agreements <br />for use with developers, designers, specialty consultants, contractors and/or vendors, <br /> <br />4 <br />
