<br />Our Approach <br /> <br />Our development team will work closely with the City of Ramsey in our support of the <br />already established project vision for Town Center. In doing so, we will bring our <br />collective expertise and market knowledge to the table to ensure the project is <br />economically feasible for the city and is designed and marketed in a fashion that will <br />attract new retail businesses, corporate users and housing developers and builders. Our <br />team has extensive experience with transit-oriented projects and can design and market <br />around the strengths and opportunities that mass transit provides for any community. <br /> <br />As the Development Manager of the Town center, our team will work closely with the <br />city and city staff to maximize returns on the large investment that has been made in the <br />property. One of our strengths is our ability to mass market a project of this size and <br />reach the necessary retailers, businesses and developers and/or builders to ensure that the <br />implementation of the vision is reached as quickly and efficiently as possible. Our <br />team's involvement will bring an added measure of credibility to the project and will <br />enhance the attractiveness of the opportunity to others. <br /> <br />As the Development Manager, Solomon may develop certain portions of the property as <br />the opportunity arises. However, we envision that we will primarily be acting as a <br />marketing agent of the project on the city's behalf to attract and sell portions of the <br />property to other users and developers. This approach will attract more quality users to <br />the project and will ensure that the project gets built-out more efficiently and on a much <br />more aggressive schedule. This approach will also contribute to the variety of <br />architecture, styles, density and types of uses that will be a part of the Town Center, thus <br />helping to create a more special place for the community to enjoy and greater <br />opportunities for residents to shop, live and work. <br /> <br />Our Services <br /> <br />Solomon will act as the Development Manager for the project. As such, we will be <br />responsible for coordinating all of our team's services on behalf of the city in a cohesive <br />and efficient manner. Solomon will be responsible for working with the city on its vision <br />for the Town Center, and making any refinements or adjustments as necessary based <br />upon market conditions. <br /> <br />As part of the over-all planning, we establish a financial strategy and model supported <br />with a development proforma and land pricing structure. This will allow for the team to <br />take the project to the market and successfully deliver users and deal structures that are in <br />alignment with the agreed upon financial development strategy. As a major component <br />of our responsibilities, Solomon will be the primary responsible marketing agent on <br />behalf of the project. We will establish a comprehensive marketing plan and budget; and <br />will deliver the project and opportunity to the market, which will include reaching a <br />variety of user groups, including, retailers, brokers, developers, end-users or businesses, <br />
