<br />and residential builders. All of our efforts and those of our team will be closely <br />coordinated and communicated with the city and city staff. <br /> <br />Bonestroo will provide professional planning and engineering support services on an as <br />needed basis which could include master planning, urban design, design guideline revisions, <br />market research, engineering services, grant writing and regional issues/intergovernmental <br />affairs. The resulting products and graphics will be used in finalizing or modifying the Town <br />Center vision; in creating a sound economic strategy for the development of the Town <br />Center; and in the sales and marketing efforts for the project. Bonestroo will prepare cost <br />estimates and be able to provide construction plans and budgets, as necessary, for the design <br />and implementation of the infrastructure for the project. Bonestroo has performed similar <br />services for Arbor Lakes (Maple Grove), Heart of the City (Burnsville) and many other <br />award-winning urban projects for cities throughout the upper Midwest. <br /> <br />BCS will provide financial support and materials in our collective efforts to establish a <br />comprehensive financial strategy and plan for the project. In addition, development <br />profonnas and financial models will be created analyze each opportunity along the path <br />of our implementation so wise decisions can be made. These financial models will be <br />necessary in order to track and measure the team's success in meeting the over-all <br />financial objectives for the project, as well as helping us determine the impact each deal <br />structure will have on the over-all financial objective for the project at large. <br /> <br />Our Relationship with the City <br /> <br />In our approach as the Development Manager, we will be acting on behalf of the city, the <br />city staff, and the community of Ramsey to ensure the best possible outcome for the <br />completion of the Town Center project. Solomon will work closely with the city in <br />establishing expectations between the parties on the scope and limitations of our <br />responsibilities as the Development Manager. In this role, we would expect to be the <br />lead company and team in all marketing of the Town Center to the marketplace at large. <br />In essence, we will become the public voice, on behalf of the City, to the marketplace for <br />the Town Center project. As such, we will communicate all of our plans and strategies <br />with the city in advance so both parties have a road map of where we are and where we <br />are going as a team and with the project at any given time. <br /> <br />Our Compensation <br /> <br />We would propose a fairly basic compensation structure for our team's efforts in this <br />capacity. Initial compensation will be paid by the city on an hourly rate to each team <br />member for the services it shall provide, plus the reimbursement for expenses. Specific <br />rates and terms shall be established as part of an over-all project budget as part of the <br />contractual agreement between the parties. Each team member (i.e. Solomon, Bonestroo, <br />and BCS) will have their own contract with the city and will be paid directly by the city <br />as services are provided pursuant to the terms of the contract. <br />
