<br />re-envisions Sauk Rapids as a dense, walkable downtown based <br />on Transit Oriented Design Principles including a hierarchy of <br />streets and open spaces. This project was the first in the nation to <br />utilize Federal Downtown Impact Mitigation Funding (DIM) to <br />assist with retaining and relocating 28 business (23% within CBD) <br />and 33 residential units within the core area to maintain a vital <br />downtown economy. The Benton Drive and 2nd Avenue <br />streetscape projects were a continuation of the vision set by the <br />framework plan to provide a viable, functional downtown that <br />reflects the character of the landscape and the identity of the City. <br />EDAM Award 2007; MnAPA Honor Award 2008. <br /> <br />. STILLWATER, MN - 2008 DOWNTOWN FRAMEWORK PLAN <br />Downtown Stillwater has evolved through dynamic incremental <br />changes from the "Birthplace of Minnesota "to a major destination <br />as Minnesota's iconic "River Town." This plan provides a <br />framework for growth that reinforces Stillwater's 'character, links <br />surrounding neighborhoods to Main Street and the riverfront, and <br />knits together a network of streetscapes, open spaces, and land <br />uses to create amenities to attract and retain residents and <br />businesses. The plan integrates the functional design of flood <br />control and parking elements with aesthetic considerations to <br />create a variety of gatherings spaces to build economic value <br />over time. <br /> <br />. WEST ST. PAUL, MN - SOUTH ROBERT STREET REDEVELOPMENT STRATEGY <br />Established in the 1880s, South Robert Street has been the retail <br />and community hub of West St. Paul for more than 120 years. <br />Today's the 2.5-mile strip is comprised of a profusion of big box <br />retail, chain restaurants and local shops whose retail square <br />footage rivals that of the Mall of America. As project manager and <br />lead designer, Geoff led a team to create a strategy to transform <br />the 2.5 mile commercial strip into a more sustainable, pedestrian, <br />and transit-oriented corridor. The strategy includes concentrating <br />projected growth into mixed use nodes at primary intersections <br />and reconfiguration of South Robert Street into a "complete <br />street." The strategy also includes guidelines that addressed <br />recommendations derived from the community visioning process. <br />This project won a MASLA Honor Award in 2002. <br /> <br />. ST. CLOUD, MN - DOWNTOWN PLAN <br />As project manager and lead designer, Geoff led a team to create <br />the St. Cloud Downtown Plan. The downtown plan was developed <br />over an aggressive six-month period utilizing a process that <br />included goal setting, developing alternatives during a week-long <br />on-site workshop, and refining the recommended plan. The plan's <br />concept was to tie together the many parts of downtown St. <br />Cloud and the tremendous investment that had taken place during <br />the previous 10 years. The plan's primary focus was to integrate <br />two unique public spaces through a grid of appropriately-scaled <br />public streets for safe, pleasant vehicular and pedestrian <br />movement. The plan would "tie" the investment together and <br />result in an interesting and attractive downtown setting.
