Economic/Fiscal Impact Development <br /> <br />Conducted a system-wide and station specific Transit Oriented Development (TOD) market study and <br />economic and financial analysis related to the City's TOD planning efforts. This effort was conducted as <br />part of the FasT racks initiative, a $6 billion regional infrastructure investment that will fund the <br />expansion of six rail lines in 10 years. <br /> <br />The goal of this study was to help the City and County of Denver gauge the short- and long-term <br />demand and identify actions that can affect the demand for TOD to better align station area planning <br />with market realities and dynamics. As part of this analysis, BBPC developed specific recommendations <br />and strategies for the types and intensities of uses that are appropriate for the station areas to inform <br />and guide separate, but concurrent, TOD station area planning efforts. BBPC also estimated the 2015 <br />and 2030 system-wide TOD potential along the FasTrack rail corridors for selected residential, office, <br />retail, entertainment and services in the areas within identified transit corridors and within <br />approximately one-half mile of all transit stations. We prepared a system-wide and corridor TOD <br />Market Demand Forecasting Tool to estimate the market demand for TOD throughout the FasTracks <br />system and at each of the station areas. <br /> <br />Lastly, BBPC conducted a market analysis and TOD opportunIties and constraints assessment to <br />develop a system-wide TOD implementation and phasing matrix to serve as a general operational <br />document and management tool for the City and County of Denver and other stakeholders.
