Review Assumptions/Plans: <br />o Tenant Recruitment Plan <br />o Review of Market Assumptions <br />o Review of Development & Operating Cost Assumptions <br />o Operating Assumptions <br />o Financing <br />o Terminal Valuation <br />. Analysis of Project Financial Return/Feasibility <br />o Confirm calculation of project cash flow, calculate return metrics, determine <br />residual land value, run sensitivity analysis, and if project has a funding gap <br />determine dollar amount of funding gap <br />. Review of project Development Team <br />o Experience with development projects of similar size and scope <br />o Team - worked together in past include expertise in all necessary <br />disciplines <br />o Access to required debt and equity capital - Evidence of capacity to provide <br />equity, commitments/expressions of interest from lenders for debt <br />.
